Holiday rentals are hard-working properties.
Locks are used by unfamiliar guests. Air conditioners run for long periods. Remotes disappear, taps leak, appliances fail and small maintenance concerns are often discovered just before the next arrival.
The first problem may be minor. The real damage comes when nobody follows it through.
A cleaner reports a leak, but the message is missed. A guest says the air conditioner is not cooling, and the next booking arrives before a trade has attended. A locksmith needs building access, but the owner lives interstate and does not know who can meet them.
Suddenly, a simple property issue becomes an urgent guest problem, a refund discussion and a poor review.
BnBe provides local holiday rental property care and maintenance coordination across the Gold Coast and Sunshine Coast. We help identify issues, coordinate approved suppliers, arrange access and follow work through while you retain control of major expenditure and property decisions.

A maintenance report is only useful if it reaches the right person and leads to a practical response.
Self-managing and remote owners often find themselves:
BnBe connects the issue, the property, the guest and the approved service provider. The aim is not to promise that nothing will break. It is to create a clearer process for what happens when it does.
Remote owners cannot inspect a fault, provide a key or confirm whether a repair was completed. They need somebody local to coordinate the practical response and tell them when a decision or approval is required.
You may be willing to approve repairs and pay suppliers but no longer want to organise every call, access time and follow-up around your own work and family commitments.
Maintenance in an apartment building may involve fobs, reception hours, basement access, lift rules, onsite management, common property and building-approved trades. The supplier cannot simply arrive and walk to the front door.
One unresolved issue is frustrating. The same informal process across several properties becomes expensive and difficult to track. Each home needs clear contacts, approval limits and escalation steps.
A hybrid-use home contains more personal value than an anonymous investment. Owners want guest issues handled without losing control of repairs, replacements or changes to the way the home is presented.
Recurring faults, incomplete work and unclear supplier arrangements should be identified during a transition. The new service needs to know what has already been promised, what is still outstanding and which suppliers understand the property.
The exact scope depends on the property, current suppliers and level of support agreed with the owner.
When a property issue is reported, BnBe can help move it from observation to an organised response.
Support may include:
The trade or specialist performs the repair. BnBe coordinates the agreed process around it.

Different problems require different people. A handyman may be suitable for a minor general task, while plumbing, electrical, air-conditioning, locksmith or other specialist work may require an appropriately qualified provider.
BnBe can assist with:
BnBe does not represent that every supplier is employed by BnBe. Supplier invoices, warranties, workmanship and responsibility for defective work remain subject to the arrangement with the relevant provider.

Waiting for a guest to report every problem is an expensive maintenance strategy.
Preventative care can help identify wear, servicing needs and recurring faults before they interrupt a stay. Depending on the property and agreement, BnBe can help coordinate:
Preventative coordination does not guarantee that an item will never fail. It reduces the reliance on guests being the first people to notice an obvious problem.
Some property problems cannot wait until the next business day.
Urgent guest and operational support is available 24 hours a day, seven days a week. Depending on the service scope, BnBe can assess and escalate issues such as:
Availability means the issue can be received, assessed and directed to an appropriate response. It does not guarantee that a supplier, replacement part or permanent repair will always be available immediately.
Guest updates and any booking-related communication can be coordinated through Airbnb Guest Communication and Support.
A lockout is both a guest problem and a property-access problem.
BnBe can help with:
Apartment properties may also involve fobs, basement gates, lift access and reception rules. The solution needs to account for the building, not just the front-door lock.
Good backup access begins during setup. Our Airbnb Setup and Launch service can establish property-specific arrival and escalation procedures before the first booking.
Organising the repair is only useful if the supplier can enter the property.
BnBe can coordinate approved access using the systems agreed for the property. This may involve cleaners, smart access, lockboxes, keys, building contacts or another documented arrangement.
Access planning considers:
The owner does not need to drive to the property simply to open the door for an approved service provider.
Maintenance becomes expensive when the same fault keeps returning or a temporary fix is mistaken for a completed repair.
BnBe can help follow up:
Follow-up keeps the issue visible until the agreed next step is clear. It does not replace the supplier's responsibility for the work or warranty.
Remote owners often want more than a message saying the property is fine. They want practical visibility of its current condition.
Property inspections or condition checks can be included where agreed. The purpose, timing and level of detail must be defined in the service proposal rather than assumed.
Depending on scope, a check may look at:
These are operational property checks, not building, pest, electrical, plumbing, fire-safety or other specialist inspections. Qualified providers must complete work requiring professional certification or advice.
A property can be technically functional and still look neglected.
Where agreed, BnBe can help check whether the home remains aligned with the standard shown in the listing. This may include:
Cleaning, linen, consumable restocking and the full changeover process sit within Holiday Rental Cleaning, Linen and Turnover Coordination.
Guest expectations and property condition change over time.
BnBe can recommend practical improvements where the property would benefit from:
Recommendations are not automatic spending authority. Purchases, material changes and paid supplier work require owner approval.
When improvements change what the property offers, Airbnb Listing Optimisation can bring the online presentation back into line.
When damage is discovered, the owner needs useful records rather than assumptions.
Where included, BnBe can help:
Damage-claim support is not insurance, legal or financial advice. BnBe cannot guarantee that Airbnb, another booking platform or an insurer will accept or pay a claim.
Owners should maintain appropriate short-term rental insurance and confirm coverage directly with their insurer or qualified adviser.
We review access, common maintenance concerns, existing trades, building contacts, owner priorities and any known outstanding work.
The owner sets approval requirements, emergency contacts and any spending limit BnBe may use for genuinely urgent matters.
Guest, cleaner and property information is used to understand the fault and whether it affects a current or upcoming stay.
BnBe contacts the relevant supplier, arranges access and communicates the practical details within the agreed scope.
Incomplete work, repeat faults and additional recommendations are escalated until the next agreed action is clear.

You retain final control over major maintenance, purchases and property changes.
Major work and expenditure require your approval unless a written emergency spending authority has been agreed in advance. That limit allows urgent issues within the agreed scope to be addressed without giving BnBe open-ended authority over your money.
Your service arrangement should make clear:
Clear authority reduces delays while preserving owner control.
Trades, parts, repairs, locksmiths, inspections and specialist services are separate external costs unless the proposal specifically states otherwise.
The relevant supplier performs the work and remains responsible under their own quotation, invoice, warranty and service terms. BnBe coordinates the approved work but does not absorb every external supplier's obligations.
If a fault expands into a larger job or the supplier recommends additional work, the matter is returned to the owner for approval unless it falls within an agreed emergency authority.

BnBe provides property-care coordination through an owner-controlled co-host model.
Your booking-platform account remains under your control, and guest revenue is paid directly through the platform to your nominated payout details. BnBe does not collect your income and send you what remains after deductions.
You retain control of major repairs, expenditure, supplier decisions and changes to the property. BnBe handles the agreed operational coordination and escalates decisions outside that authority.
Maintenance is local by nature.
A Gold Coast apartment repair may require a building manager, fob access, basement parking and a trade familiar with high-rise attendance. A Sunshine Coast holiday home may involve a larger property, outdoor systems or longer travel between suppliers. Hinterland stays bring different access and response challenges again.
BnBe supports holiday rental owners across the Gold Coast and Sunshine Coast. We coordinate around the actual property, its booking schedule and the local people required to keep it operating.
BnBe can improve coordination, escalation and follow-up. We cannot guarantee:
The service provides an organised local response, not a promise that properties and suppliers will never fail.
Cost depends on the property, current systems, booking activity, service scope and amount of local coordination required.
Your proposal explains what BnBe will coordinate, which checks are included, what authority is agreed and how trades, parts and other external supplier costs are paid.
There is no useful one-price answer for a simple apartment with established trades and a larger property requiring regular local oversight.
You can keep control of the property and expenditure without personally arranging every supplier visit, access handover and follow-up.
Tell us about the property, where it is, the current maintenance setup and the issues creating the most work. We will assess the gaps and explain what an appropriate property-care arrangement could involve.
