BnBe contacts the relevant supplier, arranges access and communicates the practical details within the agreed scope.

5. The issue is followed through

Incomplete work, repeat faults and additional recommendations are escalated until the next agreed action is clear.

Owner Approval and Emergency Spending Limits

You retain final control over major maintenance, purchases and property changes.

Major work and expenditure require your approval unless a written emergency spending authority has been agreed in advance. That limit allows urgent issues within the agreed scope to be addressed without giving BnBe open-ended authority over your money.

Your service arrangement should make clear:

  • What BnBe can coordinate routinely
  • Which suppliers are already approved
  • What expenditure always needs approval
  • Any emergency spending limit
  • Who is contacted if you cannot be reached
  • What information BnBe should gather before requesting a decision
  • How supplier invoices and external costs are handled

Clear authority reduces delays while preserving owner control.

Clear Third-Party Costs and Supplier Responsibilities

Trades, parts, repairs, locksmiths, inspections and specialist services are separate external costs unless the proposal specifically states otherwise.

The relevant supplier performs the work and remains responsible under their own quotation, invoice, warranty and service terms. BnBe coordinates the approved work but does not absorb every external supplier's obligations.

If a fault expands into a larger job or the supplier recommends additional work, the matter is returned to the owner for approval unless it falls within an agreed emergency authority.

You Keep Control of the Property, Account and Income

BnBe provides property-care coordination through an owner-controlled co-host model.

Your booking-platform account remains under your control, and guest revenue is paid directly through the platform to your nominated payout details. BnBe does not collect your income and send you what remains after deductions.

You retain control of major repairs, expenditure, supplier decisions and changes to the property. BnBe handles the agreed operational coordination and escalates decisions outside that authority.

Maintenance is local by nature.

A Gold Coast apartment repair may require a building manager, fob access, basement parking and a trade familiar with high-rise attendance.   • That property faults will never occur

  • The availability of parts or replacement items
  • The workmanship or warranty outcome of an external supplier
  • That every hidden maintenance issue will be detected during a check
  • Payment of a platform damage claim or insurance claim
  • That urgent support will always produce an instant permanent repair

The service provides an organised local response, not a promise that properties and suppliers will never fail.

What Does Property Care and Maintenance Support Cost?

Cost depends on the property, current systems, booking activity, service scope and amount of local coordination required.

Your proposal explains what BnBe will coordinate, which checks are included, what authority is agreed and how trades, parts and other external supplier costs are paid.

There is no useful one-price answer for a simple apartment with established trades and a larger property requiring regular local oversight.
