One provider advertises a percentage but leaves cleaning, linen, photography, setup and maintenance outside it. Another includes more services but calculates the fee on a different amount. Owners are left trying to work out what the service will actually cost and how much of their booking income they will see.
The concern is not only the headline fee. It is the unexpected charges that appear later and the feeling that somebody else receives the guest money before deciding what reaches the owner.
BnBe works differently. Your Airbnb or booking-platform income is paid directly to your nominated payout account. We do not collect the guest revenue, hold it in a trust account and then send you what remains.

Cleaning and turnover costs vary with property size, guest capacity, booking frequency, linen requirements and the standard of preparation required between stays.

The proposal will explain who supplies the cleaning and linen, what BnBe coordinates and how each cost is paid.
Cleaning, linen, consumables and specialist work are separate unless the proposal specifically states that they are included. We do not hide variable third-party costs inside a vague promise that everything is covered.

Locks fail, appliances wear out and properties need ongoing care regardless of who manages the bookings.

BnBe can coordinate approved work within the service scope, but the relevant supplier performs the work and charges for it under their own arrangement.
Major work and expenditure require owner approval unless an emergency spending authority has been agreed in advance. The proposal explains the approval process and how external supplier costs are handled.

BnBe can recommend or coordinate agreed improvements. Purchases and paid supplier work require your approval and are separate unless specifically included in the proposal.
Airbnb and any other supported booking or pricing systems may charge their own platform, subscription, payment or service fees.
These charges are not BnBe fees. They are governed by the relevant platform or software provider and may change independently of BnBe.
Where platform fees or cleaning charges affect the basis used for a BnBe fee, the treatment will be stated clearly in the proposal. We will not leave you guessing which revenue figure a fee has been calculated against.
The booking platform pays guest revenue directly to the payout account nominated by the owner.

BnBe does not receive all booking income, deduct our fees and distribute the remainder to you. You retain direct visibility over the account, bookings and platform payouts.

Where GST applies, it will be clearly identified in the proposal and any applicable invoice.
The proposal will state whether quoted BnBe fees include GST or whether GST is added to the stated amount. External suppliers are responsible for showing their own GST treatment on their quotations and invoices.

A guest-access problem may require communication, a locksmith and a future change to the check-in process. A cleaning complaint may reveal a turnover problem, a maintenance concern or an inaccurate listing.

No responsible Airbnb management business can guarantee that its fee will produce a particular income, occupancy level or financial return.
Results depend on the property, location, demand, pricing, availability, presentation, reviews, operating costs and the quality of the guest experience.
BnBe can improve the factors within the agreed service scope, including listing presentation, guest information, cleaning coordination, pricing support and property operations. We do not guarantee bookings, revenue or profit.
