What does an Airbnb co-host do?

An Airbnb co-host helps an owner manage the day-to-day work involved in operating a short-term rental. Depending on what your property needs, this may include listing setup and optimisation, guest communication, calendar coordination, pricing recommendations, cleaning and linen coordination, restocking, maintenance coordination, check-in systems and review management.

Is co-hosting the same as traditional property management?

Not quite. Traditional property management commonly involves a licensed real estate agency collecting rent, holding funds in trust and paying the owner after deductions.

BnBe operates as a short-term rental co-host. You retain ownership and control of your Airbnb or booking-platform accounts, receive guest payments directly and remain involved in the important decisions affecting your property. Is BnBe a licensed real estate agency?

No. BnBe is a co-hosting and short-term rental support business, not a traditional real estate agency. We do not hold rental income in a trust account or collect and distribute guest funds on your behalf.

Who receives the booking income?

You do. Guest payments are made through your booking-platform account using your nominated payout details. BnBe does not receive the booking income and then pay you what remains.

This keeps your income visible and under your control.

Do I keep control of my Airbnb account and listing?

Yes. The property remains connected to your account, and you keep control of the listing, calendar, payouts and major decisions. Where platform access allows, BnBe can be added as a co-host to perform the agreed tasks without taking ownership of the asset you have built.

What areas do you service?

BnBe supports short-term rental owners across the Gold Coast and Sunshine Coast. Local coverage matters because cleaners, trades, property access and urgent issues often require people who understand the area rather than a remote call centre.

What types of properties do you support?

We can assess apartments, units, houses, duplexes, holiday homes, luxury properties and selected hinterland or acreage stays. Suitability depends on the property, its location, guest appeal, access, local rules and the level of operational support required.

Can you help me turn my home or long-term rental into an Airbnb?

Yes. We can help assess what is required to make the property guest-ready, then assist with areas such as setup, furnishing and amenity recommendations, house rules, photography planning, listing creation, pricing settings, cleaning systems and launch preparation.

Can you take over an Airbnb that is already operating?

Yes. We can review an existing listing, identify operational gaps and recommend improvements to the listing, pricing settings, guest journey, cleaning process, amenities, house rules and review strategy.

If you are changing from another manager or co-host, we will also need to review future bookings, platform access, keys, cleaner arrangements and existing guest commitments before the handover. An existing listing review and optimisation can form part of that process.

How quickly can my property go live?

That depends on its current condition. A furnished, compliant and guest-ready property can usually move much faster than one needing repairs, styling, photography, new access systems or operational setup.

Can I still use the property myself?

Yes. It is your property. Owner stays can be blocked in the booking calendar, provided existing confirmed bookings are honoured and enough time is allowed for cleaning and preparation before the next guest.

This works particularly well for owners who use the property at certain times of year and rent it out when they are away.

Can you guarantee a certain income or occupancy rate?

No responsible co-host can guarantee a particular income, nightly rate or occupancy level. Results depend on the property, location, presentation, reviews, amenities, seasonality, local events, competition and the owner’s pricing and availability decisions.

We can assess the opportunity, recommend a strategy and help improve how the property is presented and operated, but forecasts should always be treated as estimates rather than promises.

How do you approach pricing?

Pricing should respond to demand rather than remain fixed throughout the year. We can provide pricing recommendations using factors such as seasonality, weekends, holidays, local events, booking lead time, market demand, comparable properties and gaps in the calendar.

Will my property only be listed on Airbnb?

Not necessarily. Depending on the property and your goals, we can discuss Airbnb and other suitable holiday-rental booking channels. Multi-channel listings require reliable calendar synchronisation, consistent property information and clear operating rules to reduce the risk of double bookings.

How do you handle guest communication?

We can manage agreed operational communication across the guest journey, including booking information, check-in instructions, property access, house guidance, common questions, issue triage and check-out reminders.

Pricing exceptions, refunds, discounts and other decisions affecting the owner’s money remain subject to the authority and policies agreed with the owner. Read more about guest communication and support.

How do you help a property earn better reviews?

Strong reviews usually come from getting the basics consistently right: an accurate listing, a clean and well-prepared property, simple access, clear instructions, reliable amenities and responsive communication.

We help build these standards into the property’s operating system. We can also respond to reviews professionally and help address recurring issues rather than treating every complaint as an isolated event. Are pets allowed?

That is the owner’s decision, subject to the property’s suitability and any body corporate or local restrictions. We can help set a clear pet policy covering approval requirements, house rules, cleaning expectations, property limitations and any platform-supported pet fees.

Pet-friendly stays can appeal to a wider market, but the decision should account for flooring, fencing, neighbours, cleaning and the owner’s risk tolerance.

Cleaning, Maintenance and Property Protection

How is cleaning handled between stays?

BnBe can coordinate cleaners, linen, consumable restocking and turnover requirements using property-specific checklists. The goal is consistent presentation and early reporting of missing items, damage or maintenance concerns before the next guest arrives.

Do you organise maintenance, pool care or landscaping?

We can coordinate approved trades and recurring property services, including general repairs, pool care, lawn and garden maintenance, pest services and other specialist work where required.

The service provider performs the work and the owner remains responsible for approving and paying associated costs unless another arrangement has been agreed in advance. Read more about property care and maintenance coordination.

What happens if something goes wrong during a guest stay?

We can act as the first operational contact for issues covered by the agreed service scope, assess what is happening and coordinate an appropriate response. This may involve helping the guest remotely, contacting a cleaner or trade, notifying the owner or escalating an urgent situation.

How do you manage keys and property access?

Where suitable, we generally recommend secure keyless entry or a managed lockbox rather than relying on physical key handovers. Access codes can be changed between bookings, and backup access arrangements can be documented for cleaners, trades and emergencies.

The best system depends on the building, body corporate rules, internet reliability and the property’s entry points.

Can you help reduce the risk of parties, noise and neighbour complaints?

Yes. Prevention can include clear house rules, occupancy limits, guest expectations, appropriate minimum stays, Schoolies and event policies, noise-monitoring devices, secure access and a documented response process.

Noise monitors measure sound levels rather than recording conversations. Any device must be used and disclosed in line with platform rules and applicable law.

What happens if a guest damages the property?

We can help document the property’s condition, gather photos and records, communicate through the booking platform and guide the owner through the relevant claim process. Final coverage and claim decisions are made by the booking platform or insurer, not BnBe.

Owners should maintain suitable building, contents, liability and short-term-rental insurance. Platform protections such as Airbnb AirCover have conditions and exclusions and should not be treated as a replacement for the owner’s insurance. How much does Airbnb co-hosting cost?

BnBe is not currently forcing properties into a set of standard packages. Pricing depends on the property, location, number of bookings, service scope, guest-support needs and the amount of local coordination involved.

After assessing the property and what you want help with, we will provide a clear proposal showing what is included and how fees and external costs are handled. See more about Airbnb management fees and co-hosting costs.

Are cleaning, maintenance and supplies included in the co-hosting fee?

External property costs such as cleaning, linen, consumables, repairs, trades and specialist services are separate unless the proposal specifically states otherwise. These costs vary too much between properties to hide inside a one-size-fits-all management fee.

The proposal will explain which tasks BnBe coordinates, which costs are paid directly by the owner and what approvals are required.

Do I need a long-term contract?

The service term, notice period and handover responsibilities will be clearly set out in your agreement before you begin. Because BnBe is tailoring services rather than selling one fixed package, the agreement needs to reflect the actual work being provided and any future guest bookings that must be protected during a transition.

The property owner is ultimately responsible for confirming that short-term letting is permitted and for meeting council, planning, body corporate, insurance, tax, fire-safety and other legal obligations applying to the property.
